Fans have used the blueprints to renovate single rooms in their home to resemble the Owens house and have even painstakingly duplicated the Practical Magic house in The Sims game. All the interior scenes were filmed in a studio in Los Angeles and they were modeled after a home located on San Juan Valley Road in Washington State. At one point during the filming, the wonderful conservatory was taken apart in Los Angeles and transported to Washington where it was rebuilt and added to the house for the filming of the exterior scenes. Unfortunately, the house in Practical Magic is just like the house in the movie, The Holiday. It isn’t real–it’s an architectural shell built for the filming of the exterior scenes in the movie. The land was rented on San Juan Island in Washington for the construction of the home.
Production designer Robin Standefer told Victoria magazine that she made a salad from garden greens just before the entire set was leveled. The reality is that the house, constructed on a bare piece of land in San Juan County Park, about six miles due west across San Juan Island from Friday Harbor, was largely a hollow shell. Interiors were fashioned on a Hollywood soundstage; only the kitchen and conservatory were transported piecemeal to the house for some scenes. Gardens were constructed using a mixture of real and artificial greenery. Watching "Practical Magic," you might notice that set designers filled each room of this home with detailed pieces that would make this set a real home. The same must be done in your own home to truly get the feeling of living in the world the film takes place.

Released in 1998, the film features iconic Coupeville storefronts that capture the historic seaport feel and continue to welcome locals and visitors today. The movie’s producers were obviously captured by the look and feel of the town. This building, originally the Glenwood Hotel, is across the street from Knead and Feed, but was only a minor part of the movie.
Robin and Stephen then spent 6 months building the exterior of the house from scratch, and landscaping the gardens and grounds. The potion room is filled with countless glass jars and bottles ideal for whipping up love spells. The kitchen is as perfect for midnight margaritas and dancing as it is for waking the dead. Beloved by audiences the world over, it’s not only the spellbinding story and rousing performances from its super famous cast that makes Practical Magic feel so special, oh no.
They sourced real produce as props, and the Penn Cove Shellfish reportedly donated seafood for those scenes. On top of that, they collaborated with local laborers for the prep work. Dunne contracted the services of a real witch as a consultant for the film. The witch decided to try and extort the production team by demanding an additional $250,000 and a percentage of the movie’s profits.
Much like fans of the film, she was heartbroken to learn that the residence was nothing more than an architectural shell. It took just over a day to dismantle the empty shell once filming concluded. The mesmerizing film starts with Maria Owens (Caprice Benedetti) who manages to escape an execution attempt because of her suspected links to witchcraft. According to the bar's owner, John Rodriguey, Toby's Tavern became a popular hangout for the cast during filming. In a 2018 interview with KING 5 Seattle, Rodriguey shared a memorable story about his interaction with Bullock.
